Commercial Real Estate Director
Role Summary
The Commercial Real Estate Director is responsible for leading the companyโs commercial property portfolio strategy, including acquisitions, leasing, asset enhancement, and disposition of commercial assets in Qatar. The role ensures that all properties deliver targeted occupancy, revenue, and return on investment while complying with local regulations and supporting the companyโs longโterm growth.
Key Responsibilities
- Portfolio strategy and planning
- Develop and implement the commercial real estate strategy across office, retail, and mixedโuse assets.
- Conduct market and feasibility studies to identify new investment, development, and leasing opportunities.
- Prepare business cases, financial models, and investment proposals for new projects and major capital decisions.
- Leasing and revenue management
- Set leasing strategy, rental rates, and incentive structures to optimize occupancy and yield.
- Oversee negotiation and execution of lease agreements with key tenants, anchor tenants, and brokers.
- Monitor lease expiries, renewals, and reโletting plans to minimize vacancy and maximize cash flow.
- Asset and property performance
- Define and monitor asset performance KPIs (occupancy, NOI, NPV, IRR, tenant satisfaction).
- Work closely with property and facilities management to implement asset enhancement initiatives and valueโadd projects.
- Review regular portfolio performance reports and recommend corrective actions where needed.
- Development and capital projects
- Collaborate with development, design, and construction teams on new commercial projects and major refurbishments.
- Provide commercial input on layouts, specifications, and phasing to ensure marketability and financial viability.
- Oversee approvals, handover to operations, and stabilization of new commercial developments.
- Stakeholder and government liaison
- Build and maintain relationships with major tenants, brokers, investors, and strategic partners.
- Liaise with municipal and regulatory authorities to ensure compliance with Qatarโs real estate and planning regulations.
- Prepare and present regular updates, reports, and investment papers to senior management and the Board.
- Governance, risk, and compliance
- Ensure all leases, contracts, and transactions comply with legal, regulatory, and internal policy requirements.
- Identify portfolio risks (market, credit, legal, operational) and implement mitigation plans.
- Oversee standardized documentation, processes, and systems for leasing and portfolio management.
- Leadership and team management
- Lead and develop a multidisciplinary team across leasing, asset management, and research.
- Set objectives, manage performance, and foster a highโperformance, clientโfocused culture.
- Coordinate closely with finance, legal, marketing, and operations to align commercial strategies.
Qualifications and Experience
- Bachelorโs degree in Real Estate, Business, Finance, Engineering, or related field; masterโs degree or MBA preferred.
- 5โ7 years of experience in commercial real estate (development, asset management, or leasing), including several years in a senior leadership role.
- Strong track record managing office/retail/mixedโuse portfolios, with experience in the GCC or Qatar strongly preferred.
- Proven expertise in financial modeling, deal structuring, leasing strategy, and commercial negotiations.
- Excellent relationshipโbuilding, leadership, and communication skills in a multicultural environment.
- Fluency in English required; Arabic is an advantage.

Contract length: 12 months
Pay: QAR180.00 – QAR260.00 per hour
Expected hours: No less than 20 per week
